摘要

借助Box-Cox变换技术用于hedonic住房价格模型估计,通过对数似然比和样本外Theil不相等系数检验,对已有文献中常见函数形式的拟合效果进行评估,从而确定最佳的函数形式.实证研究表明Box-Cox变换模型优于线性、半对数、双对数等函数.

Abstract

Using Box-Cox technique in the estimation of hedonic housing price models, the log-likelihood ratio test and Theil inequality coefficient test for out-of-sample forecast was applied to the choice of an optimal functional form. The empirical results exhibit Box-Cox model superiors to linear, semi-log and log-log function form.
